Embrey Mill in Stafford County
Embrey Mill is the largest master planned subdivision in Stafford County. The first phase of development has 472 homes. When it’s completed, Embrey Mill will have 1,827 homes, a community elementary school, shopping center, 10 miles of walking trails, 4 community parks with athletic fields, and the Embrey House community center (pictured here) with a 25 meter pool, fitness and locker rooms, community cafe, and community gathering areas. This 831 acre master planned community will surround the western edge of Austin Ridge subdivision and development will extend to Hampton Oaks and Autumn Ridge. Embrey Mill is designed with 285 acres of open space.
The Stafford County Public Schools serving this community are Winding Creek Elementary School, H. H. Poole Middle School, and Colonial Forge High School. Highway improvements include doubling the capacity of Courthouse Road, connecting Mine Road from Garrisonville Road to Courthouse Road, and connecting Winding Creek Road and Eustace Road to Austin Ridge Drive by using Embrey Mill Road. Stafford County proffers for Embrey Mill also include a 60,000 sq. ft. $7 million indoor fitness and aquatics center with a 50 meters by 25 yards swimming pool for competition swimming events. Building designs also have a therapeutic pool, exercise rooms, basketball courts, and classrooms. The $18.7 million fitness center includes artificial turf athletic fields and is expected to become part of the Rappahannock Region YMCA facilities operating in Stafford County (Massad Family YMCA) in Falmouth, Spotsylvania County, King George County, and Caroline County.

Other new home communities on Courthouse Road (Route 630) in Stafford County include Colonial Forge by Augustine Homes, Liberty Knolls by Ryan Homes, and Shelton Woods by Richmond American Homes. Liberty Knolls is a 99 lot single family home subdivision on 69 acres directly across from Colonial Forge High School. It offers single-family colonial style and main level living homes on one-third acre home sites with flat usable yards. We believe it is the best subdivision on Courthouse Road offering well built homes by a building manage who welcomes the challenge of including non-standard structural options during the building process. Our experience with surrounding builders has not been as agreeable for special request options.

Other garage homes by Brookfield Residential in Embrey Mill include the Norwood at $359,990, the Oakdale at $369,990, the Parkdale at $379,990, the Gilberts at $394,990, and the Waterbury at $399,990. These are base prices. These homes range from 1,700-3,100 finished square feet (2 levels) with an unfinished basement as standard.
