I created this post originally as a research project for a client looking for a new townhome or smaller residence in the Northern Virginia Region. Most of my research resulted in new housing developments in Loudoun County, Prince William County and Stafford County. Here are the results of my work:
The housing shortage across Northern Virginia is at a crisis point. During the past month I’ve worked with buyers trying to find them homes in Prince William County and Stafford County. If you see something that interests you I will register you as clients through the builder websites, and we can go see them. There are a few changes in builder contracts in this region due to the extremely low inventory of homes. Builders are still honoring agent commissions, although reduced, for buyers writing contracts for a new home. There are few protections for buyers, and you should be aware of the financial risks you are taking by signing a new homes contract without representation.

Lennar will have townhome style condominiums at Potomac Town Center. Beazer at Potomac Shores. I really like all 3 floor plans. Starting prices are between $463,990-$511,990. Between 1,860-2,982 to 2,501-2,982, 3-5 bedrooms 2.5-4.5 bathrooms and 2-car garages. The Villas at Potomac Shores are built by Drees Homes. There are 3 floorplans ranging in price from $588,900-$595,900, $590,900-$595,900, and $620,900-$627,900. Living space ranges from 2,812-2,823 with 3-4 bedrooms, 2-3 full bathrooms and 1-2 powder rooms, and 2-car garages. K. Hovnanian Homes has a luxury townhome project close to Lake Ridge. It is the Towns at County Center. The floorplan has 2,457 finished square feet on 3 levels with 3 bedrooms, 2.5 bathrooms and a 2-car garage starting at $532,990. K. Hovnanian Homes also has single-family homes at Bellewood. This 33-home subdivision has 5 floor plans with 4 bedrooms, 2.5 bathrooms and 2-car garages. The finished square footage and prices are as follows: 2,215 at $609,990, 2,404 at $629,990, 2,602 at $644,990, 2,687 at $654,990, 3,026 at $674,990.
The beginning of construction at the Reserve at Fleming Ridge. This is a subdivision of 80 townhomes at Boswell’s Corner in Stafford County.

Toll Brothers will be building Metro Walk at Moorefield Station
. So close to Dulles Airport you can walk to the Silver Line Metro Station. This community has Brownstones with 3,298-3,477 finished square feet, lofts starting at 1,525 fin. sq. ft. and townhomes at 2,047 fin. sq. ft. Dan Ryan Builders have a limited number of units they are building this Spring at Weller’s Corner
. Available are both single family homes starting in the $600’s and townhomes in the $500’s. The townhomes have 2,322 finished square feet with 3 bedrooms, 2.5 bathrooms and a 2-car garage.
Toll Brothers, a highly regarded builder, is building condominiums and townhouses next to a shopping center anchored by Wegmans. This is Commonwealth Place at Westfields
. Stanley Martin Homes has the Retreat at Poland Hill
. These villa style homes have 2,221 finished square feet with 3 bedrooms, 2.5 bathrooms and a 2-car garage. Prices start at $554,990. Van Metre has Prosperity Plains
which is a single family and townhome community.
Van Metre is building 55 and over condominiums and townhomes at Birchwood
. Tri Pointe Homes
are offering bungalows in the upper $500’s and Carriage style houses in the Mid-$500’s. Van Metre
has The Rise condominiums, The Flats, The Lifts (elevator townhomes), The Townes, The Grand Villas, The Views from $300’s to $600’s.
Van Metre is building Robinson Manor
. These townhomes have 1,885 to 1,895 finished square feet, 3 bedrooms, 2-3.5 bathrooms, 1-car garage in the mid-$400 range.
Cornerstone Homes has a few villas left at Barley Woods
. Prices start between $369,990 to $394,990. Celebrate by Del Webb
has 6 single-level 55+ floor plans between $319,990-$415,990. Living space varies between 1,453-2,020 square feet, 2-5 bedrooms, 2-4 bathrooms, with 2-car garages.
Dream Finders Homes is high on my list of builders. They are building townhomes at the Woodlands at Goose Creek
with 2,250-3500 finished square feet with rooftop terraces and 4th floor suites from $557,990.
K. Hovnanian Homes at Highland Park
is offering 2 and 3 story townhomes with 3 bedrooms, and 2.5 bathrooms. The 2-level homes have 2,129 finished square feet and no garage for $319,990. The 3-level homes have 2,176 finished square feet and a 2-car garage for $404,990.
Dream Finders Homes will be starting construction on Jefferson Square soon with deliveries expected by late summer. The development will consist of single-family homes between 2,500-4,000 finished square feet, and 2-car garage townhomes with large, medium and small sizes. The finished square footage in these floor plans are 2,300-2,700, 2,100-2,400, and 1,800-2,100.
