Caroline County is an option for those working in the Fredericksburg and Richmond areas who are searching for homes on larger land parcels, and lower cost homes compared to surrounding jurisdictions. Although Caroline County doesn’t offer the same shopping, entertainment, and recreational opportunities as its neighbors, the communities listed here are close to Interstate 95 and short drives to the cities of Fredericksburg and Richmond (20-25 miles) with better amenities and higher priced homes.

Belmont at Carmel Church

Belmont at Carmel Church subdivision is Located off of I-95 Exit #104 (Carmel Church) at Rogers Clark Boulevard and Belmont Boulevard in Caroline County 22546. Single family homes range from $190,000-$290,000 while town homes are priced in the $140’s. This community is perfect for commuters driving to Richmond or Fort A. P. Hill.

Caroline Pines

Caroline Pines is a subdivision of 400 single family homes with most ranging from $150,000-$200,000. It is near Interstate 95 exit 104 (Bowling Green/A. P. Hill). It has 700 home sites allowing the further construction of new homes. It is approximately 25 miles from Fredericksburg, and 20 miles from Richmond. The amenities at Caroline Pines include, lake privileges  (boating, fishing and swimming), use of the pavilion, bay and banquet room, beach area, swimming pool, exercise gym with shower facilities, and use of recreational vehicles in approved areas.

This is the community pool at Ladysmith Village in Ruther Glen (Caroline County). Besides several community amenities, there are many annual festivals and events sponsored by the homeowner's association. Annual community events include Earth Day Celebration, Art and Wine Pumpkin Festival, Ladysmith Day Street Festival, Summer Concerts, Ladysmith 5K Run, and breakfast with Santa. There are also community book clubs, coffee socials, craft nights, kids parties, holiday gatherings and dinners.

Ladysmith Village

Ladysmith Village located on Jefferson Davis Highway at 17276 Camellia Drive, Ruther Glen, VA. 22546 in Caroline County. This subdivision is developed by Newland Communities, and is a 780 acre master planned community. Ladysmith Village has been approved for 3,170 housing units including single-family and townhouses. Amenities include a community nature trail, outdoor amphitheater, a community center with workout room and pool, Caroline County Ladysmith Village branch library, numerous playgrounds and park areas, dedicated dog park, and a community lifestyle director to coordinate events for children and adults. There is a YMCA next to the community as well as Lewis and Clark Elementary School. Pricing in Ladysmith Village for single family homes ($200,000-$350,000), attached row houses ($180,0000-$220,000), and townhouses ($170,000-$200,000). Most commuting residents living in Ladysmith Village travel to Fredericksburg and Spotsylvania County.

Amenities in Ladysmith Village include a community nature trail, outdoor amphitheater, community center, and pool. The Caroline County Ladysmith Village Branch Library is inside the community, and there are many playgrounds and park areas (including a dedicated dog park). Lewis and Clark Elementary School is walking distance from Ladysmith Village.

Lake Land’Or

Lake Land’or is a gated community encompassing 2000 acres. The community includes 16 lakes and ponds, beaches and community recreation areas, and 32 miles of paved roads. Lake Land’or is 20 miles south of Fredericksburg (70 miles from Washington, D. C.) and 2 miles west of Interstate 95 exit 110. Lake Land’Or is off of Ladysmith Road (Route 639) in Ruther Glen, Virginia. Lake Land’Or single family homes are on the north side, and Heritage Lake single-family homes are on the south side of Ladysmith Road. Both community access points have security guards and gates. There are also 15 ponds at Lake Land’Or. Amenities at lake Land’Or: Basketball courts, boat launches and boating on both Lake Land’Or and Heritage Lake, campground, dog park, fishing, fitness facility, Heritage Lake & Lake Land’Or, beaches, pavilions, playgrounds, swimming pools, skeet shooting range, and tennis courts. Lake Land’Or is a community for commuters driving to Fredericksburg or Richmond.

Lake Caroline, Lake Land'Or, and Ladysmith Village are within 2 miles of each other and all offer the most amenities in Caroline County. Lake Caroline covers 277 acres and is over 2 miles long with a depth averaging 15 feet, and 32 feet at its deepest point. It has 10 miles of shoreline and is fed by several natural sources.

Lake Caroline

Lake Caroline is a gated community located on Jefferson Davis Highway (Route 1) approximately one-half mile south of Ladysmith Road (Route 639). Use I-95 Exit #110 for access to Lake Caroline (located across from Ladysmith Baptist Church). Lake Caroline has more than 1,000 homes on 1,400 acres. Amenities include 9 recreation areas, 3 lakes (Lake Caroline, Ladysmith Lake, and Madison Lake), beaches, pavilions, swimming, boating, fishing, swimming pool, tennis and basketball courts, campground, and lodge. The Lake Caroline Property Owners Association is located at 75 Saratoga Cove Ruther Glen, Virginia 22546 (804) 448-3400. Lake Caroline is 2 miles long with an average depth of 15 feet. The Ruther Glen subdivision is for commuters driving to work in Fredericksburg or Richmond.

Pendleton

Pendleton Golf Club is a 18 hole par 72 public golf course. It is at 6383 Declaration Drive Ruther Glen, Virginia 22546. Tricord Homes have developed a planned community of town homes and single family homes surrounding the Pendleton Golf Course. Pendleton residents usually commute to Fredericksburg or Richmond.
