Searching for homes in Fredericksburg, Virginia can be confusing for anyone not from the Rappahannock Region. The mailing address of homes in the City of Fredericksburg, Spotsylvania County, and Stafford County all have a Fredericksburg, Virginia mailing address. The easiest way to keep area searches simple is using the Rappahannock River as a separating line Stafford County, the City of Fredericksburg, and Spotsylvania County, with the City of Fredericksburg sandwiched between Stafford and Spotsylvania counties.
The southern areas of Stafford County carry zip codes of 22405 and 22406. These areas are considered Falmouth and Fredericksburg (respectively). Although they are both north of the City of Fredericksburg, they have Fredericksburg mailing addresses. The same applies to searching for homes south of the City of Fredericksburg. The northern areas of Spotsylvania County carry zip codes 22407 and 22408. These areas have Fredericksburg, Virginia mailing addresses even though the Spotsylvania County Parkway, Spotsylvania Regional Medical Center, and Spotsylvania Towne Centre are in these zip codes.
The biggest considerations when searching for a home in Stafford County, Fredericksburg, or Spotsylvania County comes down to schools and commuting options. With a Virginia Railway Express commuter rail station (Fredericksburg Line) recently built near Routes 2 and 17 the commuter options (rail, commuter lots, van pools, bus service, slug lines) are less of a consideration for home buyers moving into the area. The schools are somewhat the same as well. Although Stafford County Public Schools are ranked 22 and Spotsylvania County Public Schools are ranked 58, the schools in the southern areas of Stafford County reflect nearly the same scores as schools in the northern parts of Spotsylvania County.
