Embrey Mill is a planned community with many amenities between Garrisonville Road (Route 610) and Courthouse Road (Route 630). These are I-95 exits 143B (Garrisonville) and 140 (Stafford). A popular attraction in the community is the Grounds Bistro which is a community restaurant, bar and coffee shop at the Embrey House. The community features pools, playgrounds, courts, dog park, and many other amenities and services. It is also next to the Stafford County Jeff Rouse Swim and Sport Center offering a short walk to a complete fitness facility.

Lennar offers 5 colonial style single-family homes at Liberty Knolls West. This is a 51 lot subdivision which is directly across from Colonial Forge High School on Courthouse Road (Route 630) in Stafford County. The homes here are NextGen multi-family homes. Embrey Mill Special Assessments
Embrey Mill is a unique community with many amenities. It’s also a community with a special assessment for each lot. When you speak to builders representatives at Embrey Mill this special assessment may be described as a low monthly payment which accompanies your homeowners association dues. The first time it could be mentioned is during contract presentation after you decide to buy a home in Embrey Mill.
The assessment has a one-time payoff of $24,434 for single-family homes, and $15,839 for town homes. If the assessment is not paid in full at the time of purchase it will be billed twice a year as a separate bill. This is not a tax wrapped into a mortgage payment.
